AppFolio overview

Decision checklist

  • Buying consideration: AppFolio's pricing page no longer prints per-unit rates; it states a 50-unit minimum and a minimum spend and routes buyers to a quote. An earlier official plan sheet listed Core at $1.40, Plus at $3.00 and Max at $5.00 per unit, which remain useful benchmarks only. Budget separately for onboarding, payment processing and screening.
  • Operational fit: Cloud / SaaS with mobile app; support: Ticket support on Core, phone support on Plus, dedicated account management on Max.

What AppFolio does

AppFolio Property Manager is US property management software covering accounting, leasing, maintenance, tenant and owner portals, and online rent collection, with an AI layer called Realm-X for automated workflows.

How the pricing works

AppFolio no longer prints per-unit rates. Its pricing page states a 50-unit minimum and a minimum spend, and sends buyers to a quote. Reported Core rates are about $1.40 to $1.49 per unit a month with a floor near $280 to $298, so a 60-unit portfolio pays the minimum rather than the per-unit rate.

Where it fits

It is built for professional managers with larger US portfolios who want one system. Small landlords and anyone outside the US should look at Buildium or Yardi Breeze instead.

Starting price: Quote-based; 50-unit minimum and minimum monthly spend (reported Core rate about $1.40 to 1.49 per unit/month). Model: Per-unit subscription quoted by sales, with a minimum spend; add-ons extra.

Worked exampleA 60-unit portfolio on Core would still pay the roughly $280 to 298 monthly minimum, since 60 units at about $1.49 comes to only about $89.
